The project scope included 100% masonry repointing, brownstone repairs, steel lintel replacement, fire escape painting, granite stairs repair, epoxy injection (crack repair), brick replacement, through wall flashing replacement, slate roofing repairs, new snow guards, and waterproofing coating of concrete walls. Work was completed in 2006.

Replacement windows were historically accurate and thermally efficient that matched the existing size and configuration. Work was completed in two phases (2006 & 2013).

Project Scope

The project scope included replacement of the failed exterior façade at this community center and management office building. The original tile and cement board façade failed, resulting in rusted steel framing and failed back-up walls.The replacement system included repair/replacement of deteriorated structural and metal stud wall elements, and the installation of a new hard-stucco wall system. An integral part of the new exterior wall system is the installation of a comprehensive flashing system to prohibit future water infiltration and resulting damage.The work was completed in 2007.

Project Scope

The most significant and apparent masonry deficiency observed on the building was the cracking and spalling of the pre-cast concrete elements, specifically the pre-cast concrete capstones at the parapet walls, which were deemed a life safety issue. This deficiency was addressed in 2000 by removing some of the deteriorated concrete parapet capstones and horizontal stone banding at the exterior walls. The cracking and spalling of the pre-cast concrete elements at random locations of the building and stone window-casing elements were repaired in 2001.

Project Scope

The goal is to address masonry façade issues including masonry distress at the corbels that project out over the sidewalk. The project will include 100% masonry repointing, thru-wall flashing replacement, structural steel lintel repairs/replacement, brick replacement, addition of control joints, and brownstone coping cap repairs (sealant replacement & repairs to cracking). The current project design-to-construction budget is $990,000. Design is complete for a 2018 construction period.

The goal is to address masonry façade issues. The project will include 100% masonry repointing of mortar joints associated with terra cotta, limestone or brick masonry from the roofline down to grade including all exposed foundation stonework; removal of graffiti, seal cracked window sills; rebuilding of deteriorated brickwork; and repair & coat copper shelf at limestone bands.The current project design-to-construction budget is $630,000. Design is complete for a 2018 construction period.

Historic Building Repair work was completed in two phases; 2012/2013 slate roofing replacement & 2015 wood window restoration Roofing work included complete slate roof replacement with S1 grade slate shingles; ice & watershield membrane, copper flashings, copper gutters/downspouts, brass snow guard systems, structural roof deck repairs and new skylights. Window work included repair and restoration of the existing wood windows; replacing certain deteriorated wood sills, painting, and abating asbestos and lead containing materials.

Project Scope

The purpose of the investigation was to provide the building owners with an understanding of the existing condition of the façade areas as well as identify any life-safety issues. A building envelope investigation including recommendations for repairs and associated construction cost estimates was completed in early-2002.

Further on-site evaluation and scope of work was developed. The scope of work included concrete repair, brick rebuilding/repointing, sealant installation as well as masonry cleaning and coating application. Construction management was provided to the completion of the project in 2002.

Project Scope

The purpose of the investigation was to provide the building owners with an understanding of the existing condition of the complete building envelope of the apartment complex structures. A comprehensive report including recommendations for waterproofing repairs as well as window/door replacement with associated construction cost estimates was completed in mid-2002. Design documents for waterproofing repairs including exterior sealant replacement, concrete repair and balcony drainage repairs were completed in late-2002 and the construction was completed in 2003. Partial window replacement was completed in 2004.

Project Scope

The work for this project involved the stabilization and restoration of the historic Fort Hill Tower, constructed c.1860, in the Roxbury section of Boston, MA. Work included removal of the existing inappropriate coating that had been applied in the 1980’s, repointing 100% of the brick and granite façade, and installation of a breathable mineral silicate coating. The work also included repointing 100% of the brick interior walls and repainting the steel tank and spiral staircase inside the structure. Windows were also repaired and restored.The work was completed in 2014/2015.

Project Scope

The work for this project involved the exterior restoration of the historic c.1930 brick and stone, tudor style, clubhouse building in Boston, MA. Work included 100% repointing and cleaning of the brick and stone façade, removal of previously installed synthetic slate, and replacement with Ludowici clay tile to match the original roof, and new copper gutters, downspouts and flashings. Steel windows were replaced with historically accurate windows, and deteriorated wood arched doors were fabricated to match the historic existing doors. Landscaping work was completed around the entire clubhouse, creating exterior patios at the front and rear, overlooking the 18th green.The work was completed in 2015/2016.

Project Scope

This historic structure required numerous repairs to above roofline building exterior components. The project scope included slate roofing repairs, copper flashing replacement, copper gutter replacement, wood ventilator restoration, wood fascia replacement and painting. Deteriorated and broken slate were replaced with new slate, of similar size, color and grade. Ice and water barrier membrane was installed to the wood deck at eaves and valleys. Worn and deteriorated gutters and downspouts were replaced with gutters and downspouts. New copper flashings were installed. New snow guard systems were also installed. Work was completed in 2006.

The work for this project was phased by elevation over a 3-year period. Temporary repairs were made initially to prevent severely deteriorated masonry from falling off the building (life safety & property damage hazard). Permanent repairs included removing portions of the exterior wall elements and repairing structural steel elements, concrete repair, masonry replacement, sealant replacement, installation of architectural fiberglass moldings and wall panels, roof replacement, and window replacement.
