Roof Repairs at Crow Holdings Warehouse Facility

A roof condition survey was completed in 2004.
Roof Facts:
- The roof area is approximately 322,000 square feet (SF) in area.
- The majority of the roofing consists of a mix of standing-seam galvanized
and painted metal roof panels, reported to be 14 years old and 27 years old.
Condition/Recommendations:
The metal roofing system appeared to be in fair condition. Some significant physical
deficiencies were observed; including deteriorated flashing repairs to curbs, panel
seams and fasteners. In addition the facilities manager indicated leaks occur
frequently during wind/rain storms. The metal roofing system is a good candidate
for a protective coating installation (which includes repairing panel joints, re-securing
fasteners, and new flashing), expected to be required within 1 year. We believe the
total estimated repair costs of our recommendations would be between $545,000 and $670,000.
